About the game

Property King is a free online property trading board game: roll the dice, move around the board, buy the cities and neighbourhoods you land on and build houses and hotels on them. The 40-space board starts in Erzurum and Kars, passes through Trabzon, Konya and Antalya, reaches Izmir's Bornova, Karşıyaka and Alsancak and Ankara's Kızılay and Çankaya, and ends in Istanbul's most expensive districts: Üsküdar, Kadıköy, Beşiktaş, Nişantaşı and Bebek. Four transport stops (the Marmaray rail tunnel, a ferry pier, the high-speed rail station and the airport) and two utilities can be bought too.

The idea is simple and the excitement never stops: rivals pay you rent when they land on your property, and you pay them on theirs. Own a whole colour group and rent doubles and you can start building; a neighbourhood with a hotel becomes your rivals' worst nightmare. Opportunity and Kismet cards may treat you to a Bosphorus-view breakfast in Bebek, or send you to lock-up for weaving through traffic! There is nothing to download: play right in the browser on a phone, tablet or computer. There is no real money, just fun and points.

How to play

  1. Choose a mode in the menu: 🤖 vs computer (1-3 opponents, easy or hard), 👥 pass & play (2-4 people taking turns on one device) or an 🌐 online table.
  2. Choose how long the game lasts: 20, 30 or 45 minutes, 30 or 40 rounds, or no limit. When time runs out, the richest player (cash plus property plus buildings) wins.
  3. On your turn tap 🎲 Roll. Doubles let you roll again, but three doubles in a row send you to lock-up. You collect a ₺200 salary every time you pass Start.
  4. Land on an unowned space and buy it. If you pass, it goes to auction and every player can bid in turn.
  5. Own a full colour group? Tap a space to build a house. Houses must be spread evenly across the group; after four houses comes a hotel.
  6. Short of cash? Mortgage properties or sell buildings for half price. If you still cannot pay your debt you go bankrupt; the last player standing wins.
  7. On your turn use 🤝 Trade to offer properties and cash to your rivals. Computer players weigh your offers carefully and make offers of their own.

🌐 Online Property King

Log in, open a table on the Online Property King page and send the 🔗 invite link to your friends. Tables seat 2-4 players; the host chooses the game length and whether computers fill the empty seats. Dice and cards are generated on the server and every move is checked against the rules. Every decision is timed, and the computer takes over for anyone who disconnects, so nobody is kept waiting. At the end the winner earns +30 online points, second +12, third +6 and fourth +3.

Tips

  • Buy plenty early: In the first rounds buy everything you can; it gives you something to trade later.
  • Orange and red are gold: Pawns leaving lock-up most often land on the Mersin-Bursa-Antalya and Izmir groups.
  • Three houses is the magic number: Rent jumps the most at the third house. On a budget, build three on every space first.
  • Keep a cash cushion: Once rivals start building hotels, keep enough cash for one rent, or mortgages and bankruptcy are next.
  • Trade to complete your group: Offer a rival the space that completes their group too; both sides win, but you start building first.
  • Late game, lock-up is safe: When the board is full of hotels, waiting in lock-up beats paying rent; there is no rush to get out.

Points and achievements

Win against the computer to earn points: a base of 20 plus 15 per opponent, and +30% on hard (beating three hard opponents is worth 85 points). Finishing second in a three-opponent game earns 5 points. A game must last at least 90 seconds and 4 rounds to score; because the whole game is played on the server, scores cannot be faked. Collect 8 achievements such as "Hotelier", "Monopolist", "Last One Standing" and "Fortune Maker". Once per game you can watch a short ad for a ₺250 government grant. Even if you close the page your game is saved on the server, so you can pick up where you left off.

FAQ

How many players can play Property King? 2 to 4. Play against 1-3 computer opponents, pass and play with friends on one device, or join an online table with real people.
How long does a game take? You decide: 20-45 minutes or 30-40 rounds. When the limit is reached the richest player wins, so games never drag on for hours.
What do I need to build houses? You must own every space in a colour group and none of them can be mortgaged. Houses are spread evenly across the group.
What is a mortgage? When cash is tight you can mortgage a property to the bank for half its price. Mortgaged properties collect no rent; you can lift the mortgage by paying it back plus 10% interest.
How do I get out of lock-up? Pay ₺50, use a get-out card or roll doubles. If you fail three times you pay ₺50 and walk out.
Is it played for money? No. The ₺ in the game is virtual; there is no real money, tokens or betting.
